  • Eligible principal = EMI x ((1 + r)^n – 1) / (r x (1 + r)^n)

Here, r is the monthly interest rate and n is the number of monthly instalments. At a zero rate, principal equals available EMI multiplied by the number of months.

Why this is not an approval

FOIR is a lender underwriting input, not one universal regulatory approval limit. Lenders can use different ratios by income, product, city, employer, or risk grade. They also evaluate age, credit history and score, employment continuity, variable income, bank statements, property value and title, loan-to-value limits, co-applicants, and internal stress rates.

Use stable, documented take-home income and obligations the lender is likely to count. A longer tenure can increase the arithmetic eligibility while also increasing total interest and potentially exceeding age limits.

Common questions

What is included in existing obligations?

Include current EMIs and other fixed obligations counted by the lender. Ordinary household expenses are not entered separately in this simplified FOIR model, but they still matter to real affordability.

Is the highest eligible amount affordable?

Not necessarily. Approval capacity and household comfort are different. Preserve emergency savings and test the EMI against essential expenses and income shocks.

Will a co-applicant increase eligibility?

Potentially, if the lender accepts their documented income and obligations. Combine inputs only in the same way the lender intends to assess them.
